Choosing a stand in Pretoria East — what to look for
A working architect's checklist for evaluating a stand before you sign, written for buyers who want a house worth building.
Walk it at dawn and dusk
A stand changes character three times a day. Sun angle, prevailing wind, and the sound of the street are very different at 7am, noon and 6pm. The single most useful thing a serious buyer can do is walk the stand at both ends of a day. Many problems become invisible once construction begins.
Orientation matters more than view
An east-west stand with no view will outperform a north-facing stand with a view, ten times out of ten. The east-west stand can be designed for natural light through the main living spaces; the north-facing stand will fight glare for the lifetime of the building. Views are a bonus; orientation is structural.
Slope is opportunity, not problem
A sloped stand isn't a more expensive build — it's a more interesting one. Skydouny's Six Fountains residence uses three terraces because the stand asked for it. Flat is easier; sloped is often better. The studio's foreman has built on both and will tell you which makes sense for your brief.
Soil and water
Two unsexy things that quietly add to a build budget: poor soil (requires deeper foundations, sometimes piles) and water table issues (requires drainage engineering). Estate guidelines, in writing
Get the architectural review committee's design guidelines in writing before you buy. Each Pretoria East estate has different rules — single storey only, roof pitch maximums, plaster colour palettes, fenestration ratios. A stand you can't build the home you want on isn't the right stand.
The first conversation with the studio
Once you've narrowed to a shortlist, send the studio the stands and the brief. A short site visit and an honest read costs nothing and saves a lot — most prospects rule out one or two stands purely on what the studio sees in fifteen minutes.
